In nearly two decades of working this market, I've found that more buyers ask me about Overlake than any other club on the Eastside — and fewer of them actually understand what buying near it really involves.
Nearly a Century of Standing
Overlake Golf & Country Club has occupied its ground in Medina since 1927, and that near-century of continuity is precisely what sets it apart from newer clubs. Membership is capped at roughly 300, and initiation fees run well past $100,000 — but the number that matters more than the fee is the waitlist and sponsorship process behind it. This isn't a club you simply apply to. It's one you're introduced into. The 18-hole championship course itself earns its reputation honestly — dramatic elevation changes, strategic bunkering, and bentgrass conditioning maintained to a standard that rewards genuine skill. Homes in Medina and Clyde Hill near Overlake typically run $4 million to $12 million, with exceptional estates occasionally exceeding $15 million — architectural statements on 15,000 to 30,000+ square foot lots, built by the region's most sought-after custom builders. This past year, I represented the sale of 3229 95th Place NE in Clyde Hill, positioned directly adjacent to the club, for $5,100,000 — a transaction that underscored exactly how much buyers are willing to pay for proximity to this specific address, independent of whether membership is even part of the plan. The neighborhoods here — Medina, Clyde Hill, and select pockets of Bellevue — offer a level of privacy and quiet that's genuinely rare this close to a major metro. Tree-lined streets, minimal through-traffic, and neighbors who include tech executives, physicians, and multi-generational Seattle families. The Bellevue School District serves the area, and Microsoft's campus and downtown Bellevue are both a short drive away.
