Seattle - Eastside Referral Real Estate Agent
Your Clients, Cared For.
Your Fee, Protected.
If you have a buyer or seller heading to Seattle's Eastside, I want to be the agent you never have to worry about. I've been serving this market for over 25 years — and I treat every referral as an extension of your own reputation. Let's take care of your client together.
When You Refer to Me, Here's What You Get
Sending a client to another agent is an act of trust. I don't take that lightly. Here are the three things I commit to — no exceptions.
Your Relationship Is Yours — Always
Your client is your client before, during, and after this transaction. I will never reach back, cross-sell, or build a direct relationship that bypasses you. You trusted me — I honor that completely.
Your Fee Is Locked In Before I Dial
A written referral agreement goes out within 24 hours of our conversation — before I make a single call to your client. Your 30% is documented, disbursed through escrow, and paid at closing. No ambiguity, ever.
You're Never Left Wondering
I call or message you personally every week. Once we're under contract, my TC Megan Ackerlund sends a formal written update every Thursday. You will know exactly where your client stands — without having to ask.
I Built My Career on Referrals. They Mean Everything to Me.
When a colleague calls me and says, "Freddy, I'm trusting you with my client," I know what that means. They're not just handing off a transaction — they're extending their own name and reputation to someone they've never watched work.
That's a big deal. I treat it that way every single time.
I've been doing this on the Eastside for over 25 years. I know these markets — not from a website, but from being inside them daily. I know which Mercer Island street gets waterfront views at which price point. I know what a Microsoft VP needs to hear in the first five minutes. I know what "under contract in 30 days" actually requires here.
But more than any of that — I know how to be a good partner. And I want to be that for you.
— Freddy Delgadillo

When my Eastside clients relocate, I need to trust the agent on the other end just as much as you trust me. If your market is one of these, let's talk about a mutual relationship. I'm looking for trusted partners in:
What Colleagues Say About Working With Me
These aren't client reviews. These are agents — people who referred their own clients and watched how I operated from start to finish.
"The moment I spoke with Freddy about selling my aunt's home on Mercer Island, I knew she'd be in great hands. He was knowledgeable, strategic, confident, and kept me updated from start to finish. He even sent a bottle of champagne to celebrate the sale with her. That kind of care is rare."
"I'm retired from real estate and moved to Arizona, but when my sister needed to sell her Kirkland home I called Freddy. He knew the market, understood high-end finishes, and knew exactly who to target. My sister enjoyed his warmth and honesty. The home sold quickly, he kept both of us informed, and my sister has since referred multiple family members and friends to him."
"I met Freddy at a Sotheby's event and have referred him clients relocating from LA to Seattle for tech. He understands the tech professional, was always available for them, and kept me updated throughout — plus I'd get a separate update from his TC. I felt completely comfortable knowing my clients were in good hands."
Everything You'd Want to Know Before You Call
What referral fee do you pay — and is it really 30%?
Yes — 30% of gross commission at closing. That's above the industry standard of 25%, and it reflects how seriously I take the referral relationship. The fee is documented in a written agreement executed within 24 hours of our first conversation, before your client hears my voice. It's paid directly through escrow to your broker at closing. No exceptions, no delays.
How will you keep me updated on my client?
Two ways. First, I personally reach out to you every week throughout the process — not a mass email, a real check-in. Second, once we're under contract, my transaction coordinator Megan Ackerlund sends a formal written update on a weekly basis detailing every milestone, contingency, and timeline. You will never need to chase me for information — that's on us.
Are you part of the Sotheby's International Realty referral network?
Yes. I operate Judah Realty within Realogics Sotheby's International Realty — the leading Sotheby's affiliate in the Pacific Northwest. For SIR-affiliated agents, the referral handoff is seamless through the established network process. For agents from RE/MAX, Compass, Windermere, Coldwell Banker, Douglas Elliman, or any other brokerage — the process is equally professional and the commitment is identical.
Do you also refer clients out to agents in other markets?
Absolutely — and this is important to me. I want real two-way partnerships, not one-sided transactions. I regularly need trusted referral partners in Arizona (Scottsdale, Phoenix, Peoria), California (San Diego, La Jolla, San Francisco, Monterey, San Jose, Napa), Oregon (Portland, Vancouver), Idaho (Boise, Coeur d'Alene), Montana (Bozeman, Billings), and Texas (San Antonio, Dallas, Austin, Houston). If you're in one of these markets, let's talk about building a real partnership.
What price range and client type do you specialize in?
My focus is the luxury market — generally $800,000 and above. I have deep experience across multiple price points within that range, from $1M Redmond single-family homes to $3M+ Mercer Island waterfront estates. I specialize in tech executive relocations (Microsoft, Amazon), corporate relocation clients, new construction buyers, and waterfront property buyers and sellers.
My client isn't moving for 6–12 months. Is it too early to refer?
It's never too early. Send them now — the referral agreement still protects your fee regardless of when they close. Long-timeline clients actually benefit most from early introductions to the market. I'll nurture the relationship, keep you informed on their progress, and when they're ready to move, they'll feel like they already have a trusted advisor on the ground. The earlier, the better for everyone.
How quickly will you contact my client after I submit the referral?
Same day if received during business hours — typically within a few hours. If received after hours, by 8am the next morning. Your client's first impression of their new market reflects on you. I treat that first interaction with the same care I'd want for one of my own referred clients.
What's the best way to send you a referral?
The quickest way is to call me directly at 425-941-8688. A 10-minute conversation gives me everything I need and lets us make sure we're a good fit before I reach out to your client. You can also fill out the referral form on this page or email me at freddy@judahrealty.com — I respond within the hour during business hours.
