Condos #1: What 5.8 Months of Supply Means for Eastside Condo Buyers and Sellers

Eastside Condo Market: What 5.8 Months of Supply Means for Buyers and Sellers

THE SHORT ANSWER

Eastside condos were in the balanced range in Q3 2026 at 5.8 months of supply, up from 3.5 a year earlier. The median sales price fell 12.44% to $563,000, and condos averaged 70 days on market. Buyers have more selection and more time. Sellers need to price against today's competition, and building finances matter to both.

This is the first post in my Eastside condo series. I am starting with the numbers, because the condo market has loosened more than the single-family market over the past year, and it deserves its own conversation.

Where Eastside Condos Stand

Here is the Q3 picture from my full Q3 2026 market report. Months of supply means how long current inventory would last at the current pace of sales.

Eastside condominiumsQ3 2026Q3 2025
Months of supply5.83.5
Median sales price$563,000$643,000

Homes sold fell 26.25% to 354, and the average price per square foot fell 6.03% to $545. Supply had already reached 5.5 months in Q2, so the market has stayed balanced rather than flipping this quarter.

Why This Is Not One Market

Regional numbers hide big differences. My September advisory reported condo months of supply above 6 in four Eastside areas, which is buyer's market territory on the scale that series uses. In three of those four areas, single-family supply was noticeably lower.

Bar chart comparing September 2026 condo and single-family months of supply in West Bellevue, Bellevue East, Juanita/Woodinville and South of I-90

In Bellevue East, condos had 7.60 months of supply compared with 3.27 for single-family homes. That is why I would not use a house comparison, or even a citywide condo number, to price a specific unit. These September area figures also cover a different period than the Q3 numbers above, so treat them as a closer look, not a direct comparison.

For wider context, King County condos carried 7.05 months of supply in September, with a median of $496,000, down 6.0%. Across the NWMLS region, condos carried 6.29 months compared with 4.20 for single-family homes.

If You Are Buying an Eastside Condo

More selection gives you time to look closely. Use it on three things.

  • The building's finances. Before you commit, review the resale certificate. In Washington, RCW 64.90.640 addresses disclosures such as assessments, the budget, reserve study, insurance, pending legal actions and leasing limits.
  • The full monthly cost. At Freddie Mac's 7.24% average 30-year rate as of October 29, 2026, principal and interest on a $563,000 condo with 20% down is about $3,070 a month. Taxes, insurance and dues come on top of that. Every $100 in monthly dues uses about the same monthly budget as $14,700 of loan at that rate.
  • Your negotiating room. Look at recent sales and competing units in the same building. Price is one lever. Timing, repairs and closing costs can matter too.

If You Are Selling an Eastside Condo

  • Price against today's competition. Use current sales and active listings, not last year's peak or a neighbor's old sale.
  • Have the paperwork ready. Well-organized budget, reserve and assessment information helps a buyer say yes with confidence. Request the resale certificate early, because a buyer will need it.
  • Plan for more time. The average was 70 days on market in Q3. Set your moving and financing plans with that in mind.
  • Compete on presentation. With more units to compare, condition and photos carry more weight.

These are regional medians, and your building may tell a different story. The October NWMLS data will add another month to this picture.

Frequently Asked Questions

Is the Eastside condo market a buyer's or seller's market?

Across the Eastside, condos were in the balanced range in Q3 2026 at 5.8 months of supply, up from 3.5 a year earlier. Conditions vary by area. In September, four Eastside areas ran above 6 months, led by West Bellevue at 8.47 months.

What is the median Eastside condo price?

The Eastside condominium median sales price was $563,000 in Q3 2026, down 12.44% from $643,000 in Q3 2025. A median can also shift based on which condos happened to sell, so check recent sales in your building.

How long does it take to sell an Eastside condo?

Eastside condos averaged 70 days on market in Q3 2026, compared with 50 days in Q3 2025. Pricing, building finances and condition can all change how long a specific unit takes.

Why are condos softer than single-family homes on the Eastside?

Eastside condos carried 5.8 months of supply in Q3 2026 compared with 3.9 for single-family homes. Homes sold fell 26.25% for condos and 7.96% for single-family homes. The NWMLS numbers show the gap but do not by themselves prove why it exists.

What should I review before buying a Washington condo?

Review the resale certificate, including assessments, the budget, the reserve study, insurance, any pending legal actions and any leasing limits. Washington law addresses these disclosures in RCW 64.90.640. Ask your agent and attorney to confirm your deadlines before you remove any contingency.
