Microsoft’s 60,000 Voluntary Exit Offers: What They Mean for Eastside Real Estate
THE SHORT ANSWER
Microsoft did not lay off 60,000 people. About 60,000 employees worldwide are eligible for a voluntary exit offer, and they have until early December to decide. Microsoft has not shared a breakdown by location, and the latest NWMLS data I have predates the news, so no one can yet say what this means for local home prices. Decisions should rest on your own finances and current data for your area.
This has been a consistent conversation with my clients: what does the Microsoft news mean for my home? It is a fair question, and the 60,000 headline makes it sound bigger and more local than the facts support. Here is what is known, what is not, and what I would do with it.
What Microsoft Actually Announced
On October 26, Microsoft told employees about a new Voluntary Exit Offer. The Seattle Times reported that it covers eligible employees at the vice president level and below in the United States, Canada, India and the United Kingdom.
- Size: about 60,000 people are eligible, roughly 27% of Microsoft's 223,000 employees worldwide, according to CNBC.
- Timing: employees have until early December to decide. Those who accept are reported to leave on December 31.
- Package: standard severance based on location. A spokesperson told KIRO 7 it is not a buyout with added incentives like the retirement program offered earlier this year.
- Teams: gaming, Windows, Copilot, human resources and finance are fully participating. AI, legal and cloud are partly participating. Marketing, commercial business and security are not, according to The Seattle Times.
Why 60,000 Is Not a Housing Number
Three details change how you should read that figure.
- It is worldwide. Microsoft told CTV News it is not sharing a breakdown by location, so treat any local number you hear with caution.
- It counts who may choose, not who will leave. Microsoft told GeekWire it expects a much smaller share to accept than the roughly 30% who took its earlier retirement offer.
- It is voluntary. A person who takes this offer may already have another job or plan lined up. That is different from a layoff, although each household's situation is its own.
To put scale on it, a spokesperson told KIRO 7 that similar programs at other companies saw closer to 5% to 6% of employees leave. On 60,000 people, that would be 3,000 to 3,600 worldwide. A Seattle University economics professor interviewed by KIRO 7 also ran a 20% to 25% scenario, which would be 12,000 to 15,000. These are math exercises, not forecasts.
There is local context as well. Microsoft President Brad Smith told The Seattle Times earlier this year that the Redmond workforce of about 52,000 had stayed relatively unchanged over the past year, despite thousands of workers being affected by layoffs. Last year's layoffs affected about 3,200 Washington-based workers. The same economics professor told KIRO 7 he does not expect this offer's impact to be broadly felt at the Redmond headquarters.
Where the Eastside Market Stood Before the News
The most recent NWMLS data I have is from September, so it was collected before the announcement. It cannot show any effect from this offer. It does give us a baseline to measure against. Here is the full September Eastside Market Advisory.
- Across nine Eastside areas, active single-family listings rose 47.4% from a year earlier (1,581 to 2,330), while pending sales fell 18.9% (693 to 562).
- West Bellevue was the only buyer's market at 8.32 months of supply. The other eight areas ranged from 3.27 to 5.59 months, a balanced range.
- Redmond/Carnation, the NWMLS area that includes Redmond, was at 3.86 months.
So buyers already had more choices than a year ago, for reasons that came before this news. Higher rates likely play a part. Freddie Mac's 30-year average was 7.24% as of October 29, 2026, down from 7.32% the week before but up from 6.17% a year ago. What To Consider In Your Position
If you are weighing the offer
- Talk to your lender before you accept if you plan to buy or refinance soon. Lenders generally look for stable, continuing income, so timing can matter.
- Ask a tax advisor how severance and any stock would affect you.
- Do not sell your home just to feel prepared. Run the numbers first, then decide.
If you own a home and are thinking of selling
- A headline is not a reason to sell or to wait. Your timeline and finances come first.
- Price to current closed sales in your area, not to last spring's results.
If you are buying
- Do not assume a wave of discounted homes is coming. No data supports that today.
- Use what is already true: active listings were up from a year earlier in all nine Eastside areas in September. A payment review with a lender will show what each price costs per month.
What to watch next
- The early December decision deadline, and whether Microsoft reports how many people accepted.
- October NWMLS data, which I will cover in my next monthly advisory. It will still mostly reflect activity before the announcement.
- November NWMLS data and later, starting with the first full month after the announcement.
Frequently Asked Questions
Did Microsoft lay off 60,000 employees?
No. About 60,000 employees worldwide are eligible for a voluntary exit offer. That is the number who can choose to accept it, not the number leaving. Employees have until early December to decide, and those who accept are reported to leave on December 31, 2026.
How many Microsoft employees on the Eastside are affected?
No one outside Microsoft can say yet. The 60,000 figure covers participating teams in the United States, Canada, the United Kingdom and India, and Microsoft has not shared a breakdown by location. No one will know how many accept until after the early December deadline.
Will the Microsoft exit offer lower Eastside home prices?
It is too early to know, and I will not guess. The latest NWMLS data I have is from September, before the October 26 announcement, so it cannot show any effect. Rates, inventory and how many people accept the offer will all matter.
Can I get a mortgage if I accept the Microsoft exit offer?
Possibly, but talk to your lender before you accept. Lenders generally look for stable, continuing income, so leaving a job before closing can change your approval. Your lender can tell you how severance, savings and any new job would be treated in your situation.
Should Eastside homeowners sell because of the Microsoft news?
A headline alone is not a reason to sell. Start with your own timeline, your finances and current data for your area. In September, months of supply across nine Eastside areas ranged from 3.27 in Bellevue East to 8.32 in West Bellevue, so conditions vary by location.
