Hollywood Hill is a residential area of acreage lots on the hillside east of the Sammamish River, with a Woodinville, Washington mailing address in ZIP code 98072. Most homes sit on parcels of about a half-acre to a few acres, a mix of wooded lots and open pasture, above the winery district that lines NE 145th Street at the foot of the hill.

Most of Hollywood Hill lies outside Woodinville city limits. The City of Woodinville describes its eastern boundary as 170th Avenue NE and the Sammamish River, which leaves the hill in unincorporated King County. In practice King County, not the City, handles building permits and zoning for these properties, even though the mailing address reads Woodinville.

Hollywood Hill is one of the areas covered in the guide to Woodinville homes for sale. For the farmland and valley-floor properties below the hill, see Redmond's Sammamish Valley.

What Makes Hollywood Hill Different

Land and Lots

Lot size is the defining feature of Hollywood Hill. Recorded sales are concentrated on parcels of about a half-acre to two and a half acres, with a small number of larger holdings of up to about five acres. Usable area can differ from total acreage because of slopes, wetlands and other critical areas, so review a survey and King County's property research maps for any parcel.

Housing Stock

Two generations of homes sell on Hollywood Hill. The established base dates largely from the 1970s and 1980s. Since 2022 a second group has appeared: newly built homes on lots of about one acre, including the subdivision marketed as The Vintage on Hollywood Hill. The two groups sell at very different prices, which is why the sales figures on this page report them separately.

King County Zoning and Utilities

Outside city limits, King County zoning applies, typically one of the County's Rural Area (RA) zones. King County Code chapter 21A.30 sets the standards for keeping horses and other livestock. Sewer does not reach every parcel: many homes use on-site septic systems and some use private wells. Confirm the zone, the water source and the septic records for a specific address before you buy.

School District

Hollywood Hill is served by Northshore School District. School assignment is based on the home address, and attendance boundaries can change. Verify the assigned schools for a specific address with the district's Schools & Boundaries lookup.

Getting Around

NE 145th Street, which is State Route 202, meets the foot of the hill and connects to Woodinville-Redmond Road NE. State Route 522 and Interstate 405 are reached through Woodinville. Two regional trails are close by. The paved Sammamish River Trail follows the valley between Bothell and Marymoor Park in Redmond. The Tolt Pipeline Trail, an unpaved route open to hikers, cyclists and horseback riders, climbs across Hollywood Hill.

Housing Stock & Architecture

Hollywood Hill was built out over several decades, so homes vary widely from one lot to the next. The largest share of homes that come up for sale were built in the 1970s and 1980s. A smaller number date from earlier in the twentieth century, and a newer group has been built since 2022 on lots of about one acre.

Home sizes range from modest single-level houses to residences of several thousand square feet. Some properties include barns, shops or other outbuildings. For any structure that matters to you, confirm with King County that it was permitted and that its use fits the parcel's zoning.

Frequently Asked Questions: Hollywood Hill Homes

Is Hollywood Hill inside the City of Woodinville?

Mostly no. Hollywood Hill has a Woodinville mailing address, but most of it lies outside Woodinville city limits in unincorporated King County. King County, not the City, handles building permits and zoning there. Because the city line runs near the foot of the hill, confirm the jurisdiction for a specific address with King County's property research tools.

How large are lots on Hollywood Hill?

Most homes that sell on Hollywood Hill are on lots of about a half-acre to two and a half acres. A small number of parcels are larger, up to about five acres. Usable area can be less than total acreage because of slopes, wetlands and other critical areas, so review a survey and King County mapping for any parcel.

Can you keep horses on Hollywood Hill?

Often yes, but it depends on the parcel. King County Code chapter 21A.30 sets the standards for keeping horses and other livestock in unincorporated areas, including the minimum site area and the number of animals allowed. Confirm the zoning and the livestock standards for a specific parcel with King County Permitting before you buy.

Which school district serves Hollywood Hill?

Northshore School District serves Hollywood Hill. School assignment is based on the home address and attendance boundaries can change, so verify the assigned schools for a specific address directly with the district.

Are Hollywood Hill homes on sewer or septic?

It varies by parcel. Many homes on Hollywood Hill use on-site septic systems, and some use private wells. For any home you are considering, request the septic records and a current inspection, and confirm the water source.
