Golf Course Communities #4 — Glendale Country Club (Bellevue)
Glendale Country Club Homes in Bellevue: A Buyer’s and Seller’s Guide to Golf Course Living
THE SHORT ANSWER
Glendale Country Club is a private, member-owned golf and social club at 13440 Main Street in Bellevue. Its 18-hole course and clubhouse are for members, and buying a nearby home does not include a membership. Memberships are arranged separately with the club. For buyers, the key steps are confirming the club's current membership terms directly and checking each golf-adjacent home's lot, covenants, and disclosures. In NWMLS Bellevue East (Area 530), September 2026 showed a $1.55 million median price and 3.27 months of supply.

Before we talk homes, here is what the club itself publishes. I cite only the club's own statements because third-party sources disagree on details such as the course designer and opening year, and I will not repeat what I cannot confirm.

Membership Is Separate From Homeownership
This is the most common point of confusion with any private club. Owning a home near a private golf club does not give you access to it. Membership is a separate relationship with the club, with its own application, fees, and rules. A home near the course may offer views and a quiet setting, but the course and clubhouse remain for members.
If club access matters to you, make the club conversation part of your home search from day one, and ask the club directly about current availability and terms. Never assume a seller's membership transfers with the house.
What to Check Before Buying a Golf-Adjacent Home
Teaching point: A home on or beside a fairway is a different kind of purchase than a home on a typical street. These are the questions I walk buyers through, for any course:
- Lot position and ball exposure. Where the home sits relative to tee boxes and landing areas affects how often balls arrive in the yard. Visit at different times and ask about netting or landscaping.
- Covenants, easements, and disclosures. Read the CC&Rs, HOA documents if any, and the seller's disclosure for golf-related easements, maintenance access, and ball-strike history.
- Daily rhythm. Course maintenance and play can bring early-morning equipment noise. Stand on the property at several hours before you decide.
- Privacy and views. Open fairway views can be an asset, but they also mean the property is visible from the course. Check fencing, trees, and sight lines.
- Insurance. Ask your insurer whether proximity to a course affects your homeowners policy.
- Resale appeal. A lot with a strong setting can be easier to sell, while one with heavy ball exposure may be harder. A comparison to similar homes tells you how the market treats each.
Bellevue East Market Context (NWMLS Area 530)
The Glendale area sits within the Bellevue market east of I-405, which NWMLS reports as Bellevue East (Area 530). Here is the September 2026 single-family picture for the whole area. It is not specific to Glendale-adjacent streets.
| Measure (single-family) | Sep 2026 | Sep 2025 | Change |
|---|---|---|---|
| Median closed price | $1,550,000 | $1,550,000 | 0.0% |
| Months of supply | 3.27 | — | Aug: 3.54 |
| Active listings | 167 | 110 | +51.8% |
| Pending sales | 51 | 80 | -36.3% |
| Closed sales | 51 | 69 | -26.1% |
Information and statistics compiled and reported by the Northwest Multiple Listing Service. RES-only data for NWMLS Area 530, September 2026.
How to read it: A median that held flat while pending sales fell 36% and listings rose 52% tells us buyers have more choice, and fewer of them are signing contracts. At 3.27 months of supply, Bellevue East is the tightest of nine Eastside areas, but it is above the 3-month line that marks a seller's market. See all nine Eastside areas in the September advisory →
For Buyers and Sellers Near the Course
Buyers: Compare golf-adjacent homes with nearby non-adjacent homes on price per square foot, lot, and days on market, rather than assuming a premium. Ask me for the specific comparables, not the area average.
Sellers: Present what the setting actually offers, such as light, views, and privacy, with photographs taken in good conditions. Price to current closed sales on comparable lots, since the area data above shows buyers have more choices today.
